Freezing rain, hail and snow all take its toll on your car park. Sounds an average day in Calgary doesn't it?
Water soaks into the cracks in your asphalt, freezes and separates the cracks even more.As if that wasn't enough, the cycles of extreme cold and the Calgary Chinooks can create cold and thaws that can create huge potholes.
Add one more detriment of the snow rakes and equipment that can chip and damage your asphalt without even trying.
Sounds like a suicide mission, doesn't it?
Let's look at this a bit further.
I am sure if you have experienced more than one Calgary winter, you are well aware of the freeze thaw cycle. When the weather goes from freezing to thawing and then quickly back to freezing again. Repeat this cycle hundreds of times over the winter and it creates a recipe for disaster for your pavement. The pavement contracts and broadens, creating cracks and holes. But there's more. Water is meant to recede underneath the pavement, yet in the winter it freezes down past the base layer into the sub layer. This creates heaving of the pavement.
Let's move on...
Like so many Calgary winters, we are no stranger to dumps of snow. When the equipment takes the snow away you are left with scrapes, scratches and damage to your asphalt.
Here's the good news. Not to demonize the snow removal people, many are good, honest workers who don't wreck your asphalt on purpose.
Many times, the snow plows created minimal damage that in the springtime can be corrected with seal coating.
If a hole has actually been created in your parking area over the winter season, you may wish to get that repaired prior to the next big snow dump. Snow plows have no vision from under the snow.
The plow might strike a pothole all of a sudden, and also cause even more damage to the parking lot, as well as the plow.
Chemical deicers and salt
The wintertime season also creates hazards in the form of ice, snow, freezing rain and hail. The chemicals used to deice the snow and ice are effective for the short term. But the side effect is that they dull and fade paint. To make sure that you don't receive a lawsuit, you need to make sure that ice doesn't build up and causes accidents or slip and falls.
Among the advantages of an asphalt parking area is that it absorbs the sun's heat, which can melt snow faster than a concrete. If your parking area was set up correctly your issues must be marginal.
